London has numerous advantages in terms of investment in real estate. It is a, mainly, English speaking region, the political condition is stable, the economic system and banking sectors are stable and the judiciary is reliable.  

The pound value crashed since 2016 creating opportunities for overseas investors to gain through low-cost property deals. In 2017, £26bn was invested in the capital which was 35 percent more than the previous year and London continues to be one of the most popular destinations for investment.

The price of flats was declining in the year 2018, as per ONS data, where the average house price in the country rose at the rate of 3 percent in the year to May and 2.5 percent in the year to December.  

The property price in London was down 0.4 per cent and the prices gained 6.3 per cent in the East Midlands and 5 percent in the West Midlands. In the initial months of 2019, the market picked up as the investors from overseas Asia and Middle Eastern countries searched for investment-quality flats in the capital city. 

There are many benefits to buying flats as an investment property, as they usually have a lower entry purchase price than houses and property agent enables investors to find good quality flats for two-thirds of the value of the house. Flats tend to have higher cash in cash returns and yields, and the cost of maintaining the building is usually shared. 

It is the freeholder or a managing agent will usually organise the work. Furthermore, buying flats through management companies offers ways to compare options. Also, the low-cost nature of investment makes it easier to buy a large number of flats to build up your portfolio. By investing in flats you are also able to spread your risk and decrease the impact on yield even if one of the properties remains unoccupied.
